Cleaning or replacing filters and checking that air is moving as it should through the indoor unit.
Coils and heat exchange
Checking indoor and outdoor coils for dirt and damage, because a fouled coil quietly costs you money every hour it runs.
Condensate drainage
Checking the drain, trap and pump so condensate leaves the building instead of your wall.
Electrical checks
Inspecting connections, isolation and controls for signs of heat, wear or looseness.
Performance check
Confirming the system reaches and holds temperature sensibly, and noting anything trending in the wrong direction.
A plain-English report
What was found, what was done and anything worth watching, with no jargon and no invented urgency.
Faults
